Is Now a Good Time to Buy a Home in Los Angeles?

If you’re thinking about buying a home in Los Angeles, you’re probably wondering if now is the right time. As someone who works with buyers across LA every day, here’s what I’m seeing in the market right now — and why this could actually be a great window of opportunity.

 Mortgage Rates: Not Ideal, But Manageable

  • Rates are higher than a few years ago, but not at historic highs
  • Many buyers are still qualifying — and buying
  • Refinancing is always an option down the line
  • Waiting for the “perfect rate” could mean missing the right home

Inventory Is Up — So Is Buyer Leverage

  • More listings = more choices for buyers
  • Fewer bidding wars than we saw in 2021–2022
  • Homes are sitting longer, which means more negotiating power
  • You don’t have to rush or waive contingencies

 Rent Is Still Climbing

  • Rent in LA remains high — and keeps rising
  • Owning builds equity, renting doesn’t
  • In many cases, your monthly mortgage payment may be comparable to what you’re paying in rent

 Should You Wait? Here’s What I Tell Buyers

Don’t try to time the market — instead, ask yourself:

  •  Do I have stable income?
  •  Do I have a down payment saved?
  •  Am I planning to stay in my home for at least 3–5 years?

If yes, it’s worth exploring your options now while the market is more buyer-friendly.
